Pheasant Lane Mall, occupying 979,426 square feet (90,991.7 m2), is one of the largest shopping malls in the state of New Hampshire and the focal point of the commercial area in south Nashua.

As of 2021, the mall has about 139 stores and kiosks, including four anchor stores: Dick's Sporting Goods, JCPenney, Macy's, and Target with one vacant anchor last occupied by Sears, plus 15 restaurants. Since 2012 it has been owned and managed by Simon Property Group of Indianapolis.

Located just south of Exit 1 of the F.E. Everett Turnpike/U.S. Route 3 in Nashua and directly at northbound exit-only Exit 91 (Old Exit 36) off US 3 in Tyngsborough, Massachusetts, the property straddles the state line, although the entire mall is in New Hampshire.

Proximity to the border has long drawn shoppers from Massachusetts seeking to take advantage of New Hampshire's lack of a sales tax.

Approximately 1/3 of the parking lot and water runoff area is located in Tyngsborough. Shoppers who park in front of the former Sears entrance closer to Buffalo Wild Wings walk across the state line in front of the building on the sidewalk to get to and from their cars. The JCPenney store was originally built with a square corner that reached slightly across the border into Massachusetts, but was then modified to an unusual pentagonal shape at the state line to keep it entirely within New Hampshire by a few inches. Without that modification, the entire mall would have been subject to Massachusetts sales taxes, even though only a few inches of the structure was in Massachusetts.

  • First visit. Drove in from Portsmouth where its mall has become a wasteland. I liked this mall. We walked around, did a bit of shopping and had lunch. Will do it again.  more »
  • Sears closed 01/2020 for good. Other stores are closing. The parking is a beast during the holidays. Food court offerings are awful. Too much ASIAN food, and low end fried meals. Service can be rude.....  more »

  • There's really nothing special about this mall. I will say that the service was quite well, as was expected. It's the lack of stores that interested my own personal taste. However, anyone who is interested in stores such as: Banana Republic, Starbucks, American Eagle, Forever 21, etc will not be disappointed. I'd also like to comment that I found each store to be pretty clean and well kept.
  • Been going here since i was a kid, it was great back then and is even better now. All kinds of great stores and prices on items are awesome, got to love NH. Love it how it has two game stops, and the bathrooms and walkways are super clean. They have great super clean rest area with charging ports for use and regular plugs also. This is awesome for when my girl goes into the stink bath body works store") The food court has awesome choices now, no more boring old fast food places.
  • Lively mall! Lots of foot traffic and active shoppers. A good selection of anchor stores and specialty shops. Plenty of parking. Food court is pretty typical but the food was hot and good. Restrooms were clean. Easy access from Route 3 north or south.
  • Finally got Forever 21. Food Court has some good choices. Dick's, JCPenney, Macy's and Target (newly remodeled) are anchors. Also Sears is still open at this mall. Buffalo Wild Wings, Starbucks - decent local mall, definitely one stop shopping for back to school.
  • One of my favorite malls to go to! It's very clean, organized nicely, and not too big or too small. There are a variety of different stores with different things for everyone. The food court also offers a variety of things too. The little kids area by the food court is wonderful nicely placed. Great place to spend a very hot summer day for the AC or to spend a rainy day or just chill with friends
